COMMUNITY INFORMATION : (Click on Links Below)SELLER'S COMMENTSWe bought the property at 6 Welch when it was just a smal 1900 bungalow in need of a lot of repair. We loved the neighborhood, the large lot and tree lined street that is only one block long. We finished rebuilding in November of 2006. It was a labor of love that kept growing and growin! The little cottage we started with disappeared and our generous 3200sqft home emerged. There's almost nothing left from the original home. Most everything is only 2 + years new. We spend most of our time in the sunny, large kitchen and family room and love that the kids can go downstairs to study or watch TV. Since our children are now in college, we realized that we might not need all that space for long. As we were building, it seemed smart to take advantage of the zoning that allows for a second unit. We saw the advantages of rental income, or even extended family sharing. We installed dedicated plumbing, heater, water heater, separate electric sub panel, water lines and gas line and stubbed in the appropriate wiring and plumbing for the future kitchen in the lower unit. New owners could submit for permits and turn the lower unit into a large 2 bedroom rental or a mother in law unit as per the City requirements. Since we built and prepared the home for such a project, we would be happy to discuss making those modifications for the new owner at a reasonable cost. We have loved living in this Gerstle Park neighborhood just a few blocks from downtown San Rafael and in the great Sun Valley school district, with Davidson Middle School nearby. There are even 2 city parks within 4 blocks! It is a quiet, lovely, older part of town. The best part of living here is the location and easy access to so many things like the restaurants and shops on 4th Street, grocery stores, the freeway and the main bus station.
